Honestly, I’ve seen both sides of this. Some local banks really do treat you like a number, even if you’ve been with them forever. Other times, you get an underwriter who’s just having a “by the book” kind of day and suddenly your Starbucks reimbursements are under the microscope. Online lenders can be weirdly chill, but then you lose that face-to-face “hey, remember me?” leverage. It’s wild how inconsistent it is. Ever notice how the rules seem to shift depending on who’s behind the desk?

Yeah, it’s a total crapshoot sometimes. I’ve had the same bank for years and still got grilled over a Venmo transfer once. Meanwhile, my buddy got a mortgage online in his pajamas. Makes you wonder if consistency is just a myth at this point.

I get where you’re coming from, but I don’t totally buy that it’s all random. I just refinanced last year, and honestly, the process was way smoother than I expected…even with my weird freelance income. Didn’t matter that I wasn’t a “normal” W2 employee. The lender actually seemed to know what they were doing, asked for a few extra docs, but nothing wild. Maybe it depends more on who you end up talking to or which underwriter you get.

Not saying it’s all sunshine - my first attempt was a disaster. That bank wanted paperwork for stuff from five years ago, and when I couldn’t find one old pay stub, they basically acted like I was hiding something. Switched lenders and the second place barely blinked at the same info. It was almost like two different universes.

I do think some of it comes down to how the bank sets up their systems and who’s actually reviewing your file. Some places are still stuck in the dark ages, others have figured out how to handle people who don’t fit the neat little boxes. And yeah, sometimes it feels like luck of the draw, but I wouldn’t say consistency is a total myth - more like it's spotty depending on the institution.

Also, some of those online lenders are fast because they automate everything and don’t do as much manual checking. That can be good or bad - depends if your situation is straightforward or not. In my case, talking to a real person made a difference.

Long story short: it’s messy, but not 100% random either. Sometimes just switching banks or finding someone who gets your situation makes all the difference.

Had a similar ride when I bought my last place. First bank wanted a mountain of paperwork, half of it stuff I hadn’t seen in years. Felt like they were just looking for a reason to say no. Ended up going with a local credit union - night and day difference. They actually listened, asked smart questions, and didn’t treat me like a number. I get why people think it’s random, but honestly, some places just have their act together better than others. Still, you never really know until you’re knee-deep in the process...

Yeah, the paperwork grind can be brutal - sometimes I wonder if they’re just testing our patience. I’ve seen folks with solid finances get tripped up just because their income isn’t “standard” or they’re self-employed. It’s wild how much it depends on who’s looking at your file. I’ve had clients breeze through with one lender and get stonewalled by another for the exact same info. That unpredictability is honestly what makes me double check every little thing now... just never know what’ll trip someone up.
