Totally get what you mean about the APR not telling the whole story. I once thought I’d found a killer rate, only to realize later there was a “processing fee” buried in the fine print that nearly wiped out my savings. Now I basically need a spreadsheet and a magnifying glass just to keep track of it all... It’s wild how two offers can look similar on paper but end up costing so differently once you dig in.
It’s wild how much those “little” fees can add up. I’ve seen folks get lured in by a low rate, only to get blindsided by origination charges, underwriting fees, or even weird things like “courier fees.” Once, a client brought me two nearly identical offers - on paper, anyway - but after we tallied up every last cost, one was almost $3k more expensive over five years. It’s not just about the APR, for sure. Sometimes I wish lenders had to use plain English instead of all that legalese... would make life easier for everyone.

I get where you’re coming from, but I actually think the Loan Estimate can be a bit misleading sometimes. Ever notice how some lenders “forget” to include certain third-party fees until later? I’ve had deals where the numbers shifted right before closing. Do you ever just go straight to the closing disclosure for a reality check, or is that too late in the process?
