So, I'm in the middle of applying for a commercial mortgage for this property I wanna buy—it's an old warehouse kinda spot, nothing fancy but location's good. Anyway, everything was smooth sailing until my lender suddenly brought up this environmental report thing. Honestly, caught me totally off guard... didn't even know that was a thing.
Turns out they wanna make sure there's no hidden contamination or hazardous materials from previous owners or whatever. Makes sense now that I think about it, but it's just another hoop to jump through and another expense I wasn't planning on. Now I'm waiting around for the results and crossing my fingers there's nothing sketchy buried underground or something (haha).
Just curious if anybody else here has dealt with this sorta thing? Did it hold things up a lot, or did you run into any nasty surprises? Kinda hoping mine comes back clean so I can stop stressing and get on with it already...

Haha, same here. When I bought my first house (just a regular residential place, nothing commercial), the lender randomly dropped this radon inspection requirement on me last minute. Had no clue what radon even was—had to Google it and freaked myself out for a solid hour. Turned out fine in the end, but yeah... lenders love their surprise hoops, don't they? Hope your warehouse doesn't have any secret radioactive goo lurking underground or anything.
