That’s what’s making me nervous, honestly. I keep hearing stories about appraisals coming in low and messing up people’s plans. Is there any way to get a heads-up if your place might not appraise high enough? Or is it just a total gamble? I’m not sure how much control you really have over it...

I totally get where you're coming from—it’s nerve-wracking not knowing what the appraiser will say. When we started looking into a cash out refi, I was worried too because our neighbor’s appraisal came in way lower than they expected. We did a quick check on recent sales in our area and even had a realtor friend walk through to give us an unofficial idea of value. It’s not foolproof, but it helped us feel a bit less in the dark.
