Yeah, those “reconveyance fees” crack me up—like, what exactly are they reconveying? I swear half the time it’s just a new label for “miscellaneous.” I’ve tried to negotiate the title insurance premium in Texas too, but I always get the same line: “state-regulated, sorry.” Maybe there’s some wiggle room with discounts if you’re reusing a title policy from a recent refi, but otherwise, they don’t budge. The little junk fees are where you can sometimes win, though. It’s wild how much you can shave off just by asking.

Yeah, I’ve run into those “miscellaneous” fees too. Once, I actually asked the escrow officer to break down every line item—turns out, a couple hundred bucks just disappeared after a little pushback. Ever tried asking about courier fees? Sometimes they’ll drop those if you’re doing everything electronically.

Honestly, I never even thought to question those random fees until now. I just assumed they were set in stone or something—rookie move, I guess. The courier fee thing cracks me up though... like, it’s 2024 and we’re still paying for someone to FedEx paperwork? Next time, I’m definitely asking what each charge is for. It’s wild how stuff just disappears when you push back a little.

Yeah, that one gets me every time. I had a client last year who was refinancing, and when we looked at the closing statement, there was a $95 “courier” fee. We asked what it was for, and the lender said it was to send documents overnight. The kicker? All the docs were signed electronically. When we pushed back, poof—fee gone.

It’s wild how many of these charges are just “because that’s how it’s always been.” Title companies and lenders sometimes throw in junk fees hoping no one notices. I’ve seen people save hundreds just by asking for an itemized breakdown and questioning anything that sounds fishy. Doesn’t always work, but you’d be surprised how often they’ll just waive something if you call them on it.

Cash out refi in Texas has its own quirks, but those little fees add up anywhere. Always worth a second look, even if you feel a bit nitpicky.
