Taking the plunge with adjustable rate mortgages - worth it?
Here’s how I look at ARMs - step by step, just to keep it simple:
1. Figure out the max possible payment, not just the teaser rate. If that number makes you sweat, it’s probably not worth the risk.
2. Build in a buffer for all the “surprise” costs - taxes, insurance, repairs. I’ve had a roof go right after an adjustment period. Not fun.
3. Keep your credit clean. People always assume they’ll refi if rates spike, but if you get dinged for something small (medical bill, missed card), that option can disappear fast.
4. Have an exit plan before you sign. Are you planning to sell before the rate adjusts? Or is this a long-term hold?
One thing I’m curious about: has anyone actually stuck with their ARM through multiple adjustment periods? Or do most folks bail or refi before the first reset hits? I’ve always refi’d out early, but maybe someone’s ridden it out and has a different take...
